THE WELL: Currently producing at 26 GPM (Blow Test at 110 GPM) (see attached well report), a new 1½ HP pump which pumps to 10,000 gallons of water storage at the top of the hill. (Gravity flows at about 34 PSI, but is boosted to the standard 60 PSI for the house) For economy as well as the Absentee Owner or full time on site owner, the Orchard gravity feed watering system is set up on Timers. There is a 200 amp electrical service to the pump house with a dedicated meter for expansion (building your dream home).
THE CURRENT RESIDENCE: As per building code Requirements, built to only 1190 Sq. Ft., thereby allowing for the building of the main residence on the top of the hill. However, this is not your “normal” Guest house. The attention to detail is that may be found in some multimillion dollar homes. Beginning from the covered front porch you enter into the great room flooded in light from the many windows, French Doors, all with unsurpassed views. Vaulted ceilings throughout, recessed lighting as well as a built in hall credenza with switch controlled sconce lighting. Maple floors grace the living room and bedrooms and complement the amazing 24 x 24 inch porcelain tile flooring in the kitchen and dining bath and some other areas of the home. There is not a place you can stand without the views!
And then there is the tile; all hand selected by the Sellers and including handmade tiles from Rojo Mountain (which was located in Mexico but is now gone). Each tile is a unique piece of art and placed in various sizes and shapes forming a warm and artistic atmosphere for the entire kitchen and great room. There is also the most unusual and original double row of individually handmade tiles from Hungary. Each tile has a different texture and pattern. There is under mount cabinet lighting, with a double under mount sink w/disposal & Kohler fixtures, an Amana
Propane stove and oven, GE Profile Microwave hood, Maytag Dishwasher and Amana refrigerator. The large intricately tiled Center Island, allows for entertainment and again the Views! A floor to ceiling raised brick hearth is located in the corner of the living room, where there is a “Lopi Answer Wood Stove”. In addition to the R-38 insulation in the ceiling, plus all the exterior walls being insulated, the Owner installed a ceiling recirculation system so the wood stove actually can heat all the rooms. There is, of course a Heat & A/C System. All the floor moldings are six inch.
The Master Bedroom On Suite offers a gorgeous double-sink counter, with tumbled travertine and handmade tiles sourced out of the Country, as a distinctive border. A great extra-large walk-in Shower, nice size walk-in closet and beautiful 24 x 24 inch Porcelain floor tiles. French Doors lead to the covered breeze-way. The Guest bath also has this amazing handmade tile as well as tumbled travertine plus a custom designed mirror with a tile frame. There is a combo tub/shower with all upgraded fixtures.
The attention to detail in the “Guest Home” provides one with the understanding that everything on this property was done right, and with the utmost of care and knowledge. Consider the potential for Vacation rental after your dream home is built on the hill.
The Guest home is separated from the garage by a breeze-way. There are full RV hookups, including black water dump with 30 amp service, satellite, and phone. The Propane Tank for the property is rented from Suburban Propane and was installed out of sight underground. Suburban Propane is responsible for maintaining and removal if ever required or needed.
THE TWO-CAR-GARAGE: Converted to the Olive Oil Processing Facility. The State of California Health Dept. has issued the Food Processor Permit in the Clean Room, (Garage) and includes the Bottling Area. THE OLIVE ORCHARD: There are currently over 3,000 Olive Trees, 6,000 new emitters and 12,000 feet of new drip line with an extensive automated drip irrigation System. These trees are always manually harvested and delivered within four hours or less, to the local Mill in Templeton. 880 trees are Arbequina (Spanish-highest oil content) 680 trees are Koroneiki (Greek – highest anti-oxidant) and 1500 Arbosana (Spanish – fruity and light).
THE BUSINESS: The Seller currently sells his Paso Robles Gold Olive Oil which he harvests from his farm, at the farmers markets in both the San Francisco and Los Angeles area. In addition; there is potential for Organic certification. And also a huge and currently untapped market for cosmetic olive oil; the demand is amazing and needs additional developing.
THE FUTURE: There has been extensive and detailed infrastructure installed for the planned main home; swimming pool and pool house/entertainment center, plus a workshop and bottling room. All the drainage is in and engineered by the National Resource Conservation Group. (This may include the Government paying for the 2017 natural resource management for subject property.)
Careful consideration was given to the location of the guest home with detached garage, as well as the location of the well, pump and irrigation control systems, the location of the water tanks on the top of the hill and the future main residence provide gravity pressure to the farm irrigation system and buildings.
